New Airport Area (currently not annexed into Washington City):

Even though this particular area of focus is not currently a part of Washington City, it is still important that the area be planned for.  Washington City anticipates future annexations around our southern and eastern borders.  This proposed Land Use Map Amendment around the new airport, allows the city to be prepared for that growth.  Commercial and Industrial uses have been proposed, based upon the uses that will be associated with the airport itself, and the expansion of the “Southern Corridor” roadway.

The Fields Area:

This particular focus area was broken into two sub-areas, comprising the intersections at Washington Fields Road and Sandia Drive (2000 South), and Washington Fields Road and 3650 South (“T” intersection at the end of Staheli Farms)

  1. Washington Fields Road and Sandia Drive (2000 South):  The southwest corner of this intersection was the focal point of the proposed Land Use Map Amendment.  The area is a vacant parcel west of Washington Fields Road and south of Sandia Drive (2000 South) and is at the base of Nichols Peak.  It is proposed that this area be designated as “Neighborhood Commercial” changing from the current “Low Density Residential” allowing for small commercial businesses catering primarily to the residences in the surrounding area.

  1. Washington Fields Road and 3650 South:  This is the area south of the “T” intersection at the end of Staheli Farms.  Already designated as largely “Community Commercial”, the new proposal is simply adding a little more “Community Commercial” area at the north end of Staheli Farms and at the Hancock Nursery business area.

Downtown Area (Telegraph between 500 West and 300 East):

Though this area was considered in the study for proposed amendment(s), no Land Use Map Amendments are being proposed.  The only item that came out of the discussions of this area, was a proposal to consider a Zoning Regulation change.  That proposed change would be a lowering of the height limit for buildings being built in the “Downtown Mixed Use” zone.  The zone currently allows for fifty feet (50’) in height, and the proposed change would consider dropping it down to a maximum of only forty-two feet (42’).
